Hi All - I'm originally from the Springs, and while I still have roots there I have been away quite a while.  I'll be back in town for a few days in mid-November and would love to drop in on any meet-ups that may be happening then.

I currently have multi-family units abroad, but am looking to make my first US investment in the Springs.

Would appreciate any info!

Hi All -  I'm closing on my first investment property in a few days (pretty excited) and have been trying to get a handle on what factors or metrics are most useful when tracking the performance of the property.  I'd welcome any suggestions or tools others use to track their properties.  

To the extent it's helpful, here are some basic details of the deal: it's a highly-leveraged, urban multi-family property with 24 units, plus 2 paid parking spots. Most utilities are paid by respective tenants. I'm acquiring through an LLC, which, for various reasons, likely cannot be treated as a pass-thru entity. I'll likely hold for a while (maybe even long-term), but may consider selling in 5 years or so.

@Dylan Tettemer Hello - I'm in Japan as well.  Not sure where you are in Japan - but there's a monthly BiggerPockets meetup here in Tokyo, on the 3rd Thursday of each month.  Accordingly, the next meetup is in two days (7:00 pm, Brew Pub Roppongi).  Attendance varies, but most of those who attend invest either here (in Japan) or in the US, or both.  If you're able to attend you might be able to get a number of perspectives in short time (and the beer's good too).

Thanks @Brandon Hall.  At the moment, the idea is for her to pay the mortgage directly (it's in her name as well).  

But out of curiousity, what tax benefits would be available as a "normal rental", and how do those differ from simple deductions of mortgage interest and property taxes?  While it's likely not possible if her name is jointly on the loan, I could conceivably take over the loan myself and rent to her, if that made more sense.

I was hoping for some general tax guidance (US taxes).  Of course I'll consult a professional, but I'd like to be sure that at such time I'm asking the right questions.  I seeking to understand how to (or what options are available to) treat the following scenario and if there are any particular issues I should be aware of:

Earlier this year I co-signed with my aging mother for a (convential) loan to purchase a condo in Colorado as her primary residence. We split the down payment. Going forward, she'll be living in the property and making the loan and HOA payments (or at least most of them). I'll make payments as needed, and plan to take the property when she passes away (hopefully a long ways away).

Happy to provide any other info that may be necessary in the analysis.

Hi All - 

I'm a finance attorney in Tokyo (via Colorado and LA), where I've been living for the past few years.  I'm particularly interested in buy-and-hold properties in the Tokyo area, but also generally interested in the same for markets in the US.  At this stage my goal is to be pretty passive, but over time and with some success that may change. I recently got ahold of my first property - a duplex in the 'burbs, and I'm pretty excited to contiue the push.  

As an aside - if anyone has questions about Tokyo, or Japan in general, happy to answer what I can.  As the locals here say: yoroshiku onegai shimasu.
