How did you go about adding value? Did you do the work yourself or hire contractors and prepare a line item budget for them to follow?

@Mike Mclean I appreciate the feedback. The biggest obstacle for me is that I live over 1,000 miles from Daytona, but have considered moving to the area more than once. I have found a few deals that make sense, most of which are SFR's along A1A and in nice areas.

@Shauna Mundy This would all depend on how close to beach you are looking and how large the property is? Also, are you looking at a SFR or a Condo? All of these factors play in to the price you can expect to pay for hurricane insurance. I have seen anywhere from $1,000 all the way up to $10,000 a year for the insurance.

Post: Going up for Judicial Sale

I have been doing research on a property that was originally foreclosed on, but never sold. As a result, the property is now going up for Judicial sale at the end of the year. The property is a duplex that has a $52,000 mortgage on it with $7,200 in back taxes owed. Is it worth calling the bank to determine if a deal can be made, or just wait for the Judicial sale to take place?

Hi Everyone, 

I wanted to get everyone's take on the real estate market in Daytona Beach and the Daytona Beach Shores area. I am very familiar with the area and know about the problems that have held this area back over the last 20-30 years. However, is there any reason to believe that the communities recent push to improve the area could result in an increased level of appreciation over the next few years?

Daytona is an area that has a strong history and is a very popular vacation spot, especially during Speed Week, Bike Week, Spring Break, etc. I was just wondering if anyone else that was familiar with the area felt that there could be a turn around in the market in the near future that would make it appealing to investors?

Good morning,

I am currently working about an hour north of Pittsburgh as an Assistant Business Manager for a public school district in Butler County. I have been doing this for the past 13 months, but am realizing that this is not what I want to do for the next 30 years. 

I have always had an interest in real estate, but it wasn't until last fall that this interest turned into a passion. I have started reading books, like Scott Trench's Set For Life, and enrolling in classes. I am even looking into getting my licence to sell property in Pennsylvania. 

So I am reaching out to the BP Community for help. I have started looking for potential real estate opportunities in the Pittsburgh area. Any and all suggestions are welcome!
