I know it's been 7 months since this thread was last updated.. all interesting information. I've thought about student rentals, as an eviction would be far less likely, and parents are paying the rent. Double occupancy is brilliant.. is it $300/$400 additional to the normal rent? Or does the primary get a discount? Are there any major regulations around student renting to be concerned with? SRO rentals face many obstacles in NYC, which is where I am from.

Basit - for sure, it's amazing what even an hour's drive will do when it comes to house prices. I' began looking in New Brunswick, NJ, I have a friend who own 4 rentals there.. I'm not settled on which area I will work in yet, but hopefully will learn more here and be able to make an effective decision.

Hello all, my name is David, I am a lifetime NYC resident, recently got married and had my first child. My wife and I bought our first property that we are splitting as vacation home/ seasonal rental property, while renting (cheaply) where I have lived for the past 16 years. I came to know about Bigger Pockets after listening to several audio books over the past month and a half. BRRRR (David G), House Hacking (Craig C.), No Money Down (Brandon T.), One Rental at a Time (Michael Z.), Building Wealth One House at a Time (John S.). I live in NYC where the average price is in the $1M range, so our property is on the Jersey Shore. My main focus is cash flow with as little down as possible. I'm not particular on any City or Market, but I have explored more where my rental is now, and parts of NJ, most recently New Brunswick. I'd love any and all advice anyone would like to offer, and I'm open to meeting in person to hear your advice. Take care, David.
