At Little Bear Creek Properties, we specialize in developing large tracts of land into individual lots for home builders in the Raleigh, NC area. However, we often face challenges in sourcing suitable properties through traditional MLS listings. As a result, we are seeking alternative methods for acquiring off-market properties.

While we have developed a robust system for identifying and pre-qualifying potential land parcels, one of the major hurdles we face is reaching the property owners. Our current approach involves identifying possible contact information for the listed owners and calling multiple numbers, but this process is time-consuming and yields limited results. Even when we manage to reach a working voicemail, owners often assume we are just another "we buy land" service offering far below market value.

Given these challenges, we are eager to learn the most effective strategies for locating potential sellers and establishing a professional, trustworthy connection that encourages serious consideration of our offers.

@Ryan Keller.  You may also want to look at seller financing. Presumably you know and have a good relationship with the seller.  see if they will take a lump sum down and them make monthly payments to them.  Dont underestimate the long term value of this property to your business.

Does anyone have any experience with BALBOA CAPITAL ? I am seeing mixed reviews and dont know who to trust.  We are looking financing a construction equipment purchase and we are always looking for financing on A&D projects.

We are trying to get more information on the numbers and logistics of the office space rental by hour/day business. How much space is needed? What is a conservative "occupancy rate" to use for calculations? What is the market size needed to support this type of business? and any other pertinent information.  Thanks in advance....

We are managing an HOA for a growing single family home community. It will soon be over 100 homes. We are looking for software that will allow us to approve changes to the property and to send notices of (and track) problems with issues like parking violation and yard maintenance not being done. Any suggestions on good software for this purpose?
