Yes I am building up. The key is Capital. I am looking at multiple ways to develop the Capital. My eyes are open to the potential and the numbers. I have my WHY and will never give up and never stop will get deal after deal. Thank you for your advice.

HOLDING COST  = $3K

LISTING PRICE  = $232,900

BUYER COMMISSION/CLOSING COST= $10K

PROJECTED PROFIT = $38,900

Read your Post bought the book immediately. I am just starting out but I am hungry my goal is 500 to 1500 units within 5 years. I am starting in houses first. But thank you for your post and information. Look forward to adding you as a mentor thanks.

Here is the deal. The writing is on the Wall folks. Rents and inflation keep going up. Did you know even know if your 85 to 90 years old and at a Old Folks home you have to pay anywhere from $7,000 to $15000 a Month!!!

The Reason Real Estate works is because the world is getting smaller not bigger. People need homes and apartments. Stay motivated and drop by and tell me your reason here you want real estate as a profession.

A LLC is the way to go. Yes you can transfer after the closing. The that being said it is best to have a few different insurances in case someone wants to sue because they slipped on the sidewalk. Congrats on the purchase. Don't forget in in a couple of years to use a 1031 exchange and get a even bigger unit complex.

First thank you and your husband for your service to us all in USA and the world.

Yes for a while I would drive 1.5 hours to work and 1.5 hours back. Listening to Audible instead of music. Also everytime I was tempted with TV I read a book instead. After the first 2 weeks no longer wanted to watch TV but to read.

Real Estate is my Passion had  Uh HA moment everything just clicked and I started understanding.

Of Course podcast counts you are learning through them. Im a firm believer in learning one new thing a day.

Sorry for your loss. I hope everything works out. Insurance wise did your have full coverage. This is key in Multi Family. Also did your have property under a LLC. This is a protection for you. Can send me a PM and will look up ways to help if I can.

Never let something like this hurt your resolve. It is a learning experence a massive challege fight through this challenge with everything your have I believe in your.

There are so many secrets life teachings in books. For example 1031 exchange this is a key if you want to grow in Multifamily. I have studied a few books on this and have the knowledge. Of course, I will use experts but to find something in a book that didn't even know was available is invaluable.

With that being said I have many real estate books trying to sell me on the person and scheme. Get rich quick. In my opinion paying a person tens thousands for some info that a person can find in a book is wrong if a person has passion why not share and grow each other. I am a firm believer a person needs to put their money and time where their mouth is.

Bigger pockets is a community trying to grow together this is why I love it.
Real Estate is always there and times are changing.

And I agree >Applied and Accurate knowlege & time is power.

How many Real Estate books have you read this year? So far this year have read and listened to 51 books. I have a binder full of invaluable notes. It is awesome.
