Hi Susan,   I replied to your direct question earlier. 

I manage HOA's and there are a lot of questions when dealing with condos.

A few: Does the HOA allow rentals? What is covered by the HOA insurance? Is owner insurance required? What is the market rents in the area? What amenities are available in the HOA? Are renters allowed to use the facilities? If it is listed by a realtor, then specific information is available upon request. I can chat directly on specific questions...

In Ohio, we can submit an eviction on non-payment of rents (be sure to specify "all other residents" in the paperwork.   You have to specify there isn't a written lease.   If they fight the eviction.  At that time, your attorney will plead the case using your 1st month's rent and deposit as the basis of your claim.

Not sure how your laws apply, but we can establish a person as a "resident" after they have lived in the property for 7 days.

As I have often recommended other clients...  "If in doubt of your rights, seek a competent legal authority"!

I have experienced a huge delay getting work performed (Here in Ohio) because of permit requirements on electrical.  Always be sure to have work (especially trades) with licensed contractors.  The worst thing is to be held responsible for improper installations.  It is the responsibility of the owner to ensure any permits are followed through with.   If plans/drawings are required, it could take a month just to get the official scope of work complete.

Delays should be communicated by the PM in any regard.

We (I'm a property manager) typically have weekly communications for status.   Was communication specified in the management agreement?

Hi Rae,

1st question:  Is the lot included in the deal?   Often, modular homes are on "rental" lots and they are under the control of the leasing organization.

After that, are a bunch of other questions like will they allow "renters" to reside there outside of the trailer owner? 

Remember (at least here in Ohio) trailers are titled much like a car (they are moveable)!

I utilized HONDROS College.   They have express classes that allow you to meet the education

requirements in OHIO.   I completed all education in 4 weeks.   My son and daughter in law just finished their licensing together.  Once the education is complete, just find a broker to attach the license to.

I was forced retired in 2007.   Best move I ever made.   Should have done it 20 years ago.
