I fired them 3 months ago and Im still waiting for them to return money they have held back for no reason.  I keep getting the run around, just like when they were managing my properties.  BP needs to be a little more selective on who they validate with their podcasts, as it was definitely a factor for me in choosing them.  I wonder if @andrew probst can get his company to return my money

I appreciate the feedback. I don't form an llc for every single house. I aware of the liability aspect of this but it's more than just 125 to form an Llc. That's just the state fee. The cost of forming the llc bookkeeping accounting insurance etc in my opinion aren't worth the extra liability coverage. I'm really just asking specifically what the cross state issues are. I also think the liability risks are way overblown as well and typically by lawyers. Liability is also limited by the equity exposed so theoretically a single home worth 200k without a mortgage held alone in a single llc is more risky than 5 fully leveraged homes with only 100k of equity. So there's a lot of factors at play. After all the research I've done I feel comfortable registering as an out of state foreign entity with my current LLC

Yeah I saw that but forming a new llc is several hundred dollars as well

I have a question for the group. I already have an LLC in Florida that I own a rental under, and i want to buy another rental in another state. Can i just register as a foreign agent in the other state (PA) or do i need to form a new LLC.

This is all very discouraging.  Im looking to change from my current PM whom I was happy with for three years and have gone downhill so i am looking to change.   Does anyone have someone they have worked with for over a year and have been happy with?  Preferably someone who has had a tenant turnover with as well?

National Real Estate is my property manager and they have been very solid for me since the beginning.  I own in several cities around the country, 5 different PMs and they are clear cut the best I've worked with

I have one defaulted loan. One that is supposed to be repossessed and one that wS supposed to be closed in November but have not gotten any updates. I also have two outstanding performing notes that have continued to pay.  No updates on anything no idea what’s going on, a total of 60k if my retirement money tied up with them
