To be more specific.  

Step 1. I pay cash for the property

Step 2. I rent it 

Step 3. I perform delayed financing.  I refinance the property and take out equity.

I'm trying to understand based on the language used by fannie if I can perform step 3 if I use a private/hard lender

Trying to understand this fannie rule (https://www.fanniemae.com/content/guide/selling/b2...

If I use a hard or private lender, can I perform delayed financing?  Or is that only available when I pay in cash.

@Claire Trammell just to confirm you said the postcards have a 0.5% response rate? Do you guys have a system in terms of how you structure you marketing message?

Similar to 90% of the folks on this site, I read Rich Dad Poor Dad and was inspired.

I own one property already (former personal property turned rental) in NJ.  I moved the Houston recently and am looking to network with like-minded folks looking to get out of the rat race.
