Hey all! Birmingham, AL is my target city for a boat load of reasons, but I live up in Philadelphia, PA. That's not going to stop me, I'm currently building a team over in Birmingham to get my portfolio started, but I wanted to get some advice about how the out of state buying process normally works. Do I normally have my awesome real estate agent ALL of the legwork? Should I be visiting, asking neighbors questions, getting a feel for the neighborhood and home (in person rather than just off of online research) before buying or making offers? 

Guys, anything helps. This will be my first investment property and I'm a little leery about this whole out of state buying process since I've never done this before. Thank you everyone in advance!

I'm in the stage now where I am looking for investor friendly real estate agents who can not only assist me in our partnership, but also have the experience as an investor to be able to give me advice and guide me towards better deals. I'd be more than grateful to have some help compiling questions I can ask real estate agents to efficiently decide if they are a good fit for me, as well as any other advice with the process of finding real estate agents. Thanks for the support, everyone!

I'm new to real estate investing and don't plan on actually buying for about another 8-10 months. I'm in the research stage, trying to gain as much knowledge as humanly possible before I jump in, and I've been using Realtor.com and other like sources to find deals I can practice analyzing. It would be great to have automatic leads coming in so that I can become more familiar with my market, have access to more deals, etc... but the last thing I would want to do is waste an agent's time. When do you recommend actually getting a real estate agent?

I would most likely call someone to do repairs, unless it's something simple

I'm looking to buy my first rental property, so I've been analyzing a bunch of nearby markets. Most, if not all, of these markets have been decreasing in population, job growth etc.; so, I've been looking at different out of state markets to start out in instead. I was hoping for some feedback on using this long-distance real estate buying method for my first property. Should I invest out of state for my first property? Should I continue to look in my area for better markets? What are the major differences between long distance and backyard real estate rental properties? Thanks for the feedback and support everyone!
