Or for those wise enough to realize that they too, may make a mistake or imperfectly predict the future.

The courts are littered with highly leveraged real estate geniuses who over leveraged and had nothing to back it up.

The 'real estate superiority' attitude here regularly drives me away.

Do some searches on here, I think there are lots of folks who use quickbooks and even some discussions of cloud based solutions or other software options.

never ink jet again!  Laser is now cheap enough for home use.  I have a brother color laser.  Love it.

@Max M. again we are miscommunicating.  I did not mean to attack you for sharing your story.  This is a perfectly appropriate place for storytelling.  My point was that you should not let your story hold you back, assuming its true.

@Max M. Sorry, not sure where you got any criticism from me.  I have said your writing skills don't line up with your story so either:

1. 80% likely: your story is BS, you already have a nice job writing copy for guru's and this is a backstory to pile a big fake success story on top of.  Or perhaps a platform to encourage those with the money to buy guru stuff to do it because: if Max had the money he would!

2. 20% likely: you have managed to become a good writer despite hard to believe circumstances.

In neither case do I think you are incapable of greatness.  In case one, you are capable and choosing to use your skills for evil.  In case 2, you are capable and have just not done it yet.

Assuming case 2, best of luck and nobody cares about your past when you have found a deal for them, or offered an appropriate price for a property or rent amount for something you own.  If you sleep in a barn or on a swing?  I don't know or care how much warcraft my customers play.  I care if they pay on time, and are willing to pay my rates.

I dispense no Real Estate advice, because I have done nothing in my life to qualify for that.  I have met my financial goals in other ways, and I have a college degree in Finance.  I try to stick to those kinds of comments.

or maybe its a tree-hugger thing?  it is washington state - maybe they don't want you re-flooring to prep for sale, those dirty old rugs were good enough for you.  LOVE YOUR MOTHER! 

Paint and carpet cleaning(with just steam of course, not chemicals!)

 - sorry man, I don't buy it.  The life you describe does not result in the writing you have written.  I predict more mentions of PHIL PUSTEJOVSKY.  Followed by outlandish stories of success.

I think you are an ad copy guy writing for a guru practicing a fake backstory.

Maybe I'm wrong, if so, you are clearly smart enough to do better.

If you are an ad-copy/backstory tester - nice story - but you need to rough up your language a bit to be credible.

@Andy Gross if it needs all of that - its not 'turn key' if you ask me.  But defining 'turn-key' is the subject of many posts.

My local turn key company advertises an 80,000 property with $865 to $895 rent.  And that's their 'B' property.
