So I saw a post by @Stephen Dillard promoting his company(I'm pretty sure it was in an appropriate forum). I went to his website and to me, it screams 'scam' - it makes me very suspicious.

What is this kind of page called? is it typical to have marketing schtick like this to build a buyers list?

I am interested in Central PA, but anyone who tells me that they have a secret and that I should not ask questions( from the site: "This page is for VIP investors who close with cash, close fast, and don't ask questions" ).

Do all companies build their buyers lists with this type of hyped up nonsense?

I'm not saying the company is a scam - I'm just saying I'm totally turned off by the marketing.

I had the same problem with padeals.com - I want to believe its an opportunity - but the marketing is so intense and over the top, it pushes me away.

I'm not an investor yet - but I've used this rule as a cold hard kick in my rear end. I'd say its likely I won't be able to achieve 2%/50% but I'll be coming a lot closer to it than I would have if it wasn't for this board.

I think somewhere I got some idea in my head that if 10 months of rent covered the debt service that the property was priced correctly - I don't know where I heard that - or why I believed it - but I think I was ready to act based on that. I now realize I need to get into the details and study them and do some hard analysis.

If they can't afford 1000 in rent, and you are only able to get them down to 850/month. How will they be in the position to buy any house in a year?

Also, what if market prices drop, they will want market price as well and they will need you to sell to them at a loss - no bank will loan them for an over-the-market purchase, right?

I'd tell them that you are happy to be their landlord and you will buy that house and rent it to them at 850, and you can talk in a year about buying it - but you'll have to consider it when the time comes.

Thanks. I expect smaller margins, higher margins must be earned, and I'm not willing to do the work. For now, the depreciation is my biggest goal with tax rates going up soon. Plus with a 20+ year time horizon I hope the current real estate market is long forgotten when its time to sell.

I think I'd even be OK with low positive cash flow. I just don't want to be a fool and overpay too much - or get left with negative cash flow because the rent and/or value were over estimated. I'm a noob with this and I'm afraid I'm jumping in the pool with a shark. How do I find out if he's bouncing his tenants around like that? He claims they manage over 300 units.

These are the we buy houses guys in central pa. I read their website and attended an online presentation. Then I was getting heavy emails. Lots of motivational talk. Is that just how a buyers list gets built or does that flag them as scammers?

Are they any more trustworthy because they do property management as well? If they overprice and your returns are negative or the place is vacacpnt, you'll be in their face all the time.

I've wanted to get into real estate and this looks like a hands-off way to get some exposure and experience while I stay focused on my main job. Is it too good to be true? How can I find out if their property management is good?

Thanks for any info. I've found a ripoff report and some other complaint online but it looked like those were resolved.
