@Brook Rieman Keep it simple. Buy the property; honor the existing lease, and dont renew. Dont discuss the "situation" with anyone after you buy.

To quote Arnie:  "Hasta la vista, baby"!  See ya, wouldn't wanna be ya!  Kick 'em to the curb and don't look back.  A small minority of inherited tenants seem to think they own the place they rent; rather than you owning it.  Get shot of them ASAP and make your life a hell of a lot easier.

@Michael Evans FHA will loan with only 3.5% down on up to 4 units. Since the property you are looking at has 4 units and an office you might be able to still qualify with them. You can also get a 203(K) loan that rolls in rehab costs. Interest rates are very competitive.

@connect with @Dave Foster.  He's based in St. Pete, Florida, but I don't think he can handle 1031s throughout the U.S.

@Ryan Keenan, the fact that your tenant is being "court ordered" to move out is a sign that you don't need to do her/him any favors.  Tell the DCF worker to educate herself on landlord tenant law in Connecticut as it relates to security deposits and to not call you again.  And yes, retain your attorney fees from the security deposit.
