As a first time investor, I don't have much capital to work with in buying a property outright. So I am searching for someone that wants to get out of their property but doesn't want to pay capital gains taxes from the sell. That way we can work together for a deal that works for both of us.

Anyone investing in Lafayette, Louisiana? I am currently on the hunt for a owner financing multi family. This would be my first investment and I am looking for someone who wants to sell their property but is not ready to pay capital gains taxes on the sell of the property.

This is a report I created using the BP calculator on a 5 door commercial rental property I am looking at purchasing with owner financing.

If you could give me some critique on my report, I would appreciate it. I wish BP had a calculator for structured owner financing.

What would you do if you purchased a multifamily property that needs renovations but it is fully occupied?

Do you raise rents, evict or renovate while it is occupied?

I am asking because I am looking at purchasing a 6 door property with a partner that is fully occupied but needs some TLC in order to increase rent.

I am a new investor. I have been searching for good cash flowing deals but it seems the market doesn't have many. Why is it so difficult for new investors to find good cash flowing deals in their local market?
