My partner and I are looking for a property manager for our property in South Denver. Does anybody have any recommendations? Need to be able to rent by the room. Looking for someone with excellent communication skills and is easy to work with.

Anybody buying in and around Denver? Wondering how you analyze and decide what properties are worth it. Specifically for multi family units but welcoming all advice!

I have been looking in to the market and think it looks appealing. Would love to chat with someone from the area. 

@Michael Ealy my plan is to invest entirely in rentals and NOT do flips or anything else. My plan is to do a buy and hold for the long term strategy. So do you think that in certain circumstances it might make sense to look for these depressed areas and try and find a deal? With the intention of holding for the long term.

@Jay Hinrichs to be honest I'd like to do rock yards for all of my landscapping due to environment 

@Michael Ealy When you see high foreclosure filings do you tend to pounce for the deals or to avoid because of the neighborhood? My guess would be the latter?

Lately I've been really looking at Vegas and Orlando, FL as potential next areas for investing. Wanted to hear everyone's opinions and see how you judge certain cities for potential!

@Russell Brazil so really when looking at properties to buy and hold, the 2% rule should not be valued as highly during your initial analysis of the property?

@Justin M. are you managing the properties or do you account for property management in your analysis (or both)?
