Post: Selling my rentals - Tax ramifications

Hi,
I plan on getting out of rentals because it is becoming harder to be a landlord in Maryland.
I'll be selling them.. but was wondering if it is a bad idea with regard to taxes to sell all of them right away.
I understand that with a sell there are capital gains and depreciation recapture, but is there anything else that I should consider?

Not interested in doing a 1031 exchange.

With regards to taxes, what are the advantages / disadvantages of selling all of my rentals in 2025 versus one or two at a time per year.  (I have five rentals).

Thanks for the response.

I hope it isn't common for PM companies to keep the security deposit and the last rent received.  

I can't get a hold of anyone there and the only email I have is a general email which has been going unanswered for the past couple of weeks.

I'll have to file a complaint to the BBB - thanks for the advice.

Does anyone else have experience with Evernest, specifically the Williamsburg VA branch?

I'm having an issue with them and wonder if I'm not the only one.

Back story; I was using Evernest to manage a rental for me.  The person I was working with for several years decided to leave and go to a different company.  
Nothing against Evernest, but I decided to stay with the person that I've worked with and transfer the rental to the new property management company.

I was able to get Evernest to forward the lease to the new company... but I haven't been able to get them to forward the security deposit.  Furthermore, they haven't sent to me the proceeds from the last rent payment.

I've tried calling several times and sent multiple emails.  I have not been able to receive a response and never have been able to get a 'live' person by phone to escalate my issue.  Additionally, the last account statement that they sent to me showed nothing.

I've been extremely disappointed in their lack of responsiveness during the whole transfer process.  They appear to be keeping the security deposit, the last rent payment, and are not responding.

Is there anyone else out there experiencing the same issues with Evernest?

Any recommendations?

I've sold thru Paperstac and have no problem recommending them.  They've been great to work with and they made the process simple and streamlined.

Just to throw in my two cents... I have both and I like using my Solo401k more.  It's easier and has less fees.

I don't have any good advice to help on the most recent experience, but have a suggestion.  What about hiring a third party (ie. WeGoLook) to go and take pictures of the work?  

If a contractor knew that the work would be checked, might be less likely to post fake pics.

sounds good... I'll definitely check into using Solara.
