@Ryan Guffey I use Stessa to track my income and expenses per property (free at the moment). Some other investors use QuickBooks as a start and upgrade if needed. I look to have 6 months of loan payments plus real estate taxes on hand then an additional $50-$100 each month per property I add to that. Mainly because I'm still acquiring properties, the bank wants to see liquidity and reserves. Currently have 8 doors with a 12 unit apartment building pending.

@Nicholas Di Giugno you're welcome. Over the last 2 years, I've received several new tax clients from up North & the West Coast relocating to NC. I expect that trend to continue.

@Nicholas Di Giugno in North Carolina I would recommend Raleigh (tech & health industry) & Greenville (healthy & professional industries). Both have growing populations and both have strong appreciation markets with high demand for rentals & homes to purchase.

@Dan Bryant you're welcome. I forgot to mention Lowes has appliances marked down for returns or minor damage. You can find some good deals there as well.

@Dan Bryant it's difficult to find one that is a 100% home run. I did have a good experience with TRS Appliance in Winterville. The first refrigerator stopped working after a couple of days and they came back and replaced it. They also extend a 30 day warranty, some places only do a 7-14 day warranty.

@T Giddens if you're goal is to simply reduce your DTI, you could consider refinancing the vehicle into the business name. Community banks are likely to be the best option for this. If you choose this route, keep the refinance period short, and depending on the value of the vehicle you may need to pay the difference. In some cases, the commercial policy may or not be much higher. For one of my business vehicles (Ford Transit Connect), the policy was actually cheaper on the commercial side rather than adding to my existing personal policy.

@Daniel Barbosa you could consider investing in a syndication as most minimum investments are $25-50k. I am in Greenville, North Carolina which is in a real estate shortage. Everything is selling within days of listing and above asking price. I am currently pursuing an apartment building that a portion of your liquidity would yield you the return you're looking for. So definitely consider North Carolina as an area and if you're interested in the deal, send me a message. One of the partners in my accounting firm is located in California.
