Hi BP!

I am aggressively looking to purchase my first rental property by years end... Looking to get something out of State (looking in North Carolina at the moment)... California is too pricey for my first one :/ 

My wife and I own our home here in California but our loan was only taken out in her name........ Since I am technically a 1st time buyer, can I still "house hack" for my first rental?..... 

Please let me know your thoughts on this... 

Would I have to "live" in this property for a min. of a year?

Who regulates this?

I am currently working on purchasing 9 parcels in lander County Nevada.. I have questions on processing the deed for these properties... The current owner is a corporation who owns all 9 parcels... 1. I plan to use a warranty deed... What type of proof does the owner need to present to show that they are the authorized corporate representative ? 2. Can I put all nine parcels on the same deed? As well as the declaration of value for all 9 ? I need any and all help here.. I have never done this!! Sidebar: these are vacant lots that I am getting for pennies on the dollar, so it is not worth going through a title company and might not be worth using an attorney if the price is too high.... 2.
I have been using google voice, and it seems to work well for me. Just make sure you change the voice message! Another alternative that I have heard great things about is RingCentral... This platform does cost $, but you are able to structure the system to emulate a large "professional" business..

Hello,

I am a newbie here... I have been studying for a few months now, and am ready to form my LLC for my Land Investment company.

I have a few questions that I am hoping you can  help me with:

1.  I will be conducting most of my business in California.  However, there could be potential opportunities in other states.... 

a. Should I create my LLC in California? And if/when the expansion to other states comes around, file as a foreign LLC?

b. Should I consider forming the LLC in Delaware or Nevada?

Nevada has also gained popularity due to its pro-business environment and lack of a formal information-sharing agreement with the IRS. Nevada does not have corporate income taxes, and Delaware does not tax out-of-state income. 2. I plan to run the buying "arm" (land acquisition) of my business under a dba.

a) the selling "arm" will be under the LLC I create. Would this require 2 separate bank accounts, or does one bank account (under the LLC ) suffice?
