Wow, thanks for insight guys much appreciated ! All the lots/properties are within the community services boundary. Water and sewage main laterals are all at the street running perpendicular to the lots, Power/Internet lines as well. 

I've only done 6 new construction builds ( ADU's ) ranging from 500-1200 but all seperate properties.

There are also two other 0.48 acre lots (that were never merged together) adjacent to the current large lot of 3-ish acres to make this a total of 8- 0.48 acre lots when/if these do get reverted to their original size. 

Worst possible outcome the 3 acre lot gets converted to 4 lots utilizing a Parcel Map ? instead of the tract map ? method depending on the time/complexity difference of the two.

How difficult is dividing land that used to be separate, but is now a large lot as a result of a voluntary merger by the previous owner ? 

tldr : A 3 acre lot used to be 6 ~ 0.48acre lots but we're merged together to make 1 big one. 

I've already messaged the county planning division, but wanted to get an idea of what I'm getting into. What is the process like/what's needed ?

Hi my name is David. Was wondering if anyone has any experience with building/operating an event venue. In short, I own a Farm Property along the " Foxen Canyon Wine Trail " in Santa Barbara County, surrounded by vineyards and farms. My property has a 25 flat acre entrance, 10 acre oak hill woodland backdrop of the entrance and a 12 acre Mesa overlooking the entirety of the property. Mix of Mature Oak, Willow, and Eucalyptus trees.  I would like a post and beam construction & have particularly been eyeing this kit from DC Structures.
