Hi all. I recently stumbled across this tax assessor sale: https://sdttc.mytaxsale.com/. Obviously these prices are too good to be true. I realize that what you are getting if you win an auction is likely an inferior junior lien. My question is: what rights would this junior lien give you? What rights would you be able to obtain in the property? Any answers are welcome.

Hi Richard,

In the San Diego market. It would be roughly 50k in capital gains, although to be honest I'm not positive how this is calculated. Do they include the down payment we used in the capital gain formulation, or just the gains we make on top of the down payment?

 It would be 6 months before we've had it for 2 years, but we are really needing two bedrooms with two kids. I really would prefer to rent and just build equity in the house, but I'm just worried it would be a losing venture.

Hi all. First post after listening with a question.

Wife and I are planning to rent a 2 bedroom as we now have 2 kids. We are living in a one bedroom condo w/ a mortgage on it. Obviously because I'm on these forums I want to keep it and rent it :) but wanted to run the numbers by you all and see what you thought.

Including HOA we currently pay $1530 mortgage - in about 6 months $30 of that will drop off because we won't be paying PMI anymore. We could probably rent for about $1600. My concern is that this only leaves us profit of $70 and I worry about big repairs/other issues that come up from being a landlord.

On the flip side I don't really want to sell yet because we haven't occupied for 2 yrs, so we'd be hit w/ the capital gains. Thoughts?
