@Sandesh Ghodke if you think you will get that good of a return with selling It, then use the proceeds to build a larger portfolio of rentals.

@Sara W. Being in the Saint Louis market for the past 6+ years and hearing from tons in f investors from both the East and West Coast, their money goes a long way in this market and they love it!!! The key is definitely building a good trustworthy team ahead of time before diving into the market

@Daimyan Hutchison some good advice here. It's better for me when my contractor buys the material, but I always want to see a breakdown, separating labor costs and material costs.

@Frank A Castro this is a tough one. If your area is like the rest of the country, it's a sellers market and inventory is so tight. Not trying to defend your agent, but with your time frame being so short, it's a lot to ask. I understand your situation being former military myself. Just keep making offers. That's the name of the game.

@Sean Delagrange I have two LLCs. My "active" LLC (for fix and flips and wholesale deals) is Vested Capital, LLC. My "passive" LLC (for my rentals) is Vested Portfolio LLC

@Heather B. The name of the game is to generate leads and you're off to a good start. If you're able to figure out if it's a good deal, then make an offer. Youre in a good network for education, but until you get in the game and make offers, nothing will happen. If you think it's a good deal, make an offer. The worse that can happen is, they say no. It may take 10 offers to get one deal. It's simple, get in the game!! My humble opinion
