I am wondering if anyone could recommend a real estate attorney that is expierenced with wholesaling. I have completed a few wholesaling deals and I have some contracts. I would like to get a few contracts made up for different situations or different options that I want to do but not 100% sure how to do.

I have a verbal agreement to buy a house that is going on a auction sale in 3 business days before the sale. There doesn't appear to be any mortgage the price is very cheap. I plan to go to the court house to check for other liens. My question is how to stop the sale? Pay the lien? Contact the lawyer? I imagine I could quit claim the title at the courthouse and then go and pay the lien, there is an office for this. Wondering if anyone has any paperwork to sign with the owner. This is very short notice for me and any feedback would be great.

I know of a 2000sqft + House that is for sale in the 46060 area code with over 3 acres of land with a pond in a nice rural setting. It is for sale for 90k It was originally listed for 144k. The house needs completely remodeled. I am looking for an investor to put up the money for the house and materials and I will do the work on the house. I believe we could go in at 80k maybe even less given the condition of the house.  I could moderately remodel the house for 40k with a total of 120K. I am no expert but I believe this house would be worth every penny of 200k+ when I got done with it and we should be able to get a quick sell around 180K. I believe its a good opportunity if anyone is interested let me know .

 I said after they don't redeem and I get the tax deed.

nobody lives there I don't know if that's considered abandoned

I bought a house in a tax certificate sale in Indiana, from peeking in the window I can see that they have materials in the house. Windows,flooring kitchen cabinets, tools, etc. Wondering if all of this becomes my property if they don't redeem and I get the tax deed. There is also an enclosed trailer. I was told by a semis trustworthy source that they will give me a sherrif eviction and I can go in and take whatever I want. But they can file suit for the property, but he said he will charge me to remove property and store it. I am wondering if anyone has expierence with this? I am not wanting a "best guest" or talk to your lawyer. Just experience in a similar situation

@Brett Snodgrass I'm actually from the Cicero area. I currently live north of Kokomo in Peru. I have talked to a lawyer and he said that I couldn't sell it through a buyer that's getting financed because the title is not insurable. One of the properties (if I get them) I would like to sell on a land contract so I don't think I have to do a quiet title. He said his fee would be 1000$ plus title companies fee.
