@Seth Leiboh welcome to BP.  I live in Massachusetts and invest out of state.  It can be a bit of a challenge, however, if you have the right team, you can make it work.  I have a property management company, a realtor and a conventional and commercial lender that I all trust.  I think those are the three most important team members if you are going to be investing out of state.  Please feel free to message me with any questions.  I'm relatively new to out of state investing, however, I'm happy to share what I've learned.

Thank you, @Patrick Wheeler.  Unfortunately, the cost of entry into the Boston market, plus it being hot are two strong negatives (at least in my mind).  I'm not opposed to being a hard money lender, probably just not interested in buy and hold in the Boston area (not enough value there).
