New Investor in Massachusetts looking to buy and hold

Hi everyone,

My name is Seth Leiboh and I am a new investor in the Boston area. I have been researching investing for awhile and am now ready to jump in. I have been particularly interested in buy and hold investing out of state where it seems I can maximize my ROI and start off at a lower price point.

I would love to connect with other investors with similar strategies. I am also hoping to get recommendations for accountants and lawyers who specialize in working with investors, particularly investors who invest out of state. Any advice or suggestions would be appreciated.

    Seth, in order to give you recommendations for attorneys for out of state investing, you need to be state specific.  An attorney licensed in MA for example,, cannot help you with a Tennessee transaction unless they are licensed in TN.  

    Accountants don't matter as far as location goes.  Almost all of your interaction is by phone and electronic communication, so it only matters that they are knowledgeable about real estate investing.  My accountant is in Ohio, is a tax attorney and real estate investor, and works with both my MA and NH issues.  His name is John Hyre and he will be speaking at Black Diamond in November.  

    There are plenty of threads on BP about out of state investing, especially because of the high price points in our area, but I think if you attend some local events and speak to MA investors who have ventured out of state, you will find that many decided it was not worth it.  I am one of them, and so are some of my partners.  Regardless, attend events, and ask for people who either have or are investing out of state, and consider carefully what they say.  Plenty will jump in here on you post, I hope, as well.
