Hi Reed and Rubelyn thanks for your responses and well wishes.

I plan on starting out in the commission via rentals and sales arena. I was thinking of hanging my hat with a local broker on a part time basis to learn the ropes then go off on my own later. My other option since I have my brokers license would be to work for myself out of my home using online resources and future contacts to obtain exclusive listings and reach out to potential clients. I am not making this into a pipe dream so I plan on keeping my software engineering day job. Any income I earn will just be added income until I feel I can go full speed ahead and dedicate more time to the RE industry.

What are your views on my choosing to join MAR (Massachusetts Assoc of Realtors) and NAR. The entrance fee and dues amount to just under $1000 for 2016. what do I benefit from this and is this the best way to start out?

Also what other avenues are available to my getting access to to MLS listings without going through MAR/NAR?

Hi forum members! I'm up in the Boston Mass area. I've had my RE brokers license for 20 years but never really put it use. I am a software engineer and  seeing that's what I attended college for that's the industry I've been employed in for the past 30 years.

 Well I'm thinking of jumping into the real estate industry on a part-time basis. I know this is not a great time but any words of advice on how to get started?  I plan on using my tech background to reach out to clients but I know nothing beats  person-to-person contact. 

What gotchas or things should  I watch for in the industry out there in 2015? Let's treat my experience in this industry as a newbie. I have the theory but lack the practical.
