I agree. I recently had this situation. The seller's broker was trying to qualify the buyer and weed out the tire kickers. I would include some information showing sufficient assets to buy the business and say you don't want to disclose your financial position at this stage. I did that and the broker was happy with that.

Great points. Retail and office are really different asset classes then residential that are both in flux. You really need to get clarity on the quality of the tenants and also see when their leases expire. It might be a good opportunity to partner with someone more experienced and adequate capital reserves. Although there is information missing the price does seem reasonable assuming little capex requirements and quality tenants.

This year the Lake of the Ozarks had 10 million visitors vs. 5.4 million for an average year and a lot of, but not all of the demand is expected to to continue. The demand is clearly there but homes were selling very very quickly this year which pushed up selling prices. If you buy right and make sure the numbers work it is probably a good investment especially if you plan on using the property sometimes.

Based on your financial situation (and the really nice picture) buy the car. But being that this is a real estate forum and you are looking for different perspectives, 2 years ago I found a deal that was great for an investor but he wanted to take his funds and buy a Tesla. I structured the deal in a way that he invested into the deal and is using the monthly income to cover his car payments. At the end of the deal timeframe (2.5 years from now) he will have his investment back and a fully paid off Tesla. Try and find something similar.

Also it's a great car but it will depreciate in value.

I have not done it myself but a friend of mine used it sometime ago. There were very specific circumstances someone needs to be in and qualify for but it's free money if you can get it.

I have payed my mortgage with tio.com in the past with a fee. This can be worth it if you sign up for a credit card with a big sign up bonus for spending around 3-5k in a few months.

Rich, Everything besides the principal payment is a deductible business expense (Unless the repairs are a capital improvement which they are probably not). You will also have depreciation which is significant.

Yes I used to work in a CPA firm.  Also I assume you mean you are renting it out and if so you can deduct your property taxes and insurance.
