What are people's thoughts on making an offer contingent on the existing tenets being up to date on rent? The listing agent said the owner will forward this info early next week, but I am impatient to make an offer. I don't want to get stuck with delinquent tenets either though. Thanks!

I just saw an old BiggerPockets post where someone mentioned that this suburb of St. Louis requires that a landlord renting a house to live within 50 miles of the town. Can anyone confirm this? Is this more for short term AirBNB stuff? 

I'm planning on making my first offer ever on a house and not sure if this means I have to cross Florissant off of the list.

@Sarah Brown Thank you for the info. If you make the offer contingent on viewing the property, can you back out for any reason, or does there have to be something materially wrong?

Hi, 

Is it true that it is rare to be able to see a house before submitting an offer if it is tenant occupied? This seems risky to me, but I'm very new, so would love to hear others thoughts.

Hello BiggerPockets Community, 

I live in a NYC metro area and I'm hoping to buy an OOS property as a long term rental. This will be my first real estate purchase.

I'm wondering if there are resources or recommended approaches to identify markets which are the best opportunities for this type of investment? I'm at the beginning of this process and I'm basically hoping to put together a short list of maybe 5-10 locations in order to start doing more in depth research. In my mind I'm thinking of somehow to compare appreciation rates, job growth, rental ratios, etc. 

I don't have experience living in another market which could be an option. I also don't have a team, or contacts in potential markets either. I do understand the critical importance of a good team, and plan to focus on this once I have a short list. 

Any ideas or suggestions would be really appreciated.
