Talk to Brokers of real estate agents and they will lead you to the agents that are working with investor's and of course the investor's will give you the contractor.  !

A really smart investor won't tell anyone about a great contractor!!

There are always pockets in neighborhood that are good and bad, sometimes 2 houses on a block are rotten apples and the rest of the block is fantastic.

I would drive around and get a feel of your desired area's.   

If you have an agent, they will have a good feel also.  

Duplex area's can be so much different than single dwelling.

Different tenant also!

It depends on your investment,  I think area is a more of a concern with

Single house, Four plex is a different . Different tenants.

Spend a few hours driving around, seeing options and when you get your 

property ready to rent.  Have your rent high, you will still get several applications!

Of course a single person with no kids or pets would be your best tenant as far as wear and tear!

Working husband and wife and a very good tenant.

You can be pretty picky and still get more than you asked by letting them know .

They will raise the bar on rent if you handle it tack fully!

Adam, good for you.  DO THIS..........

When you get multiple applications and people wanting your place bad , you can let them know, text, call, etc , and say I have several applications and I just can't make up my mind yet.

I can almost promise you one of them will offer you at least 5% more if you will rent to them!

Do it.

Don't you wish you had a dozen of these properties right now?

Hi, It's really tuff here. My business partner and I have been looking at over 200 properties, dozens of Wholesalers , MLS, county accessor's zoning and who owns properties.

I wish I had good new for you, but I don't.

It is really discouraging because so many of us and the everyone wants a house, duplex, etc.

We have even looked at several properties of Commercial building's that have lost their tenants and owners are done!

We have some other concepts,  Building cottages on small lots and renting/sale same!

But even dirt is hard to buy because this town is growing over 300 people a day.

Wish I did have a connection and better connections right now, I have been here over 75 days!

Just moved here also.

Not in your area, but understand the issue.  Wood floors need to be sanded down to eliminate the existing finish and stain,  Then stained, then at least 2-3 coats of finish.  It is at least a 4-5 day job and takes at least 2-3 days of drying time before you can walk on it.  The going cost in Colorado is $2 per square foot at least.

You can do it yourself, don't recommend it.

location, 3 or more bedrooms, 1 and at least 1/2 bathrooms. Good roof, sound structure, close to manage,( within a hour drive). Great condition, good contractor that can work on it fast if any problem big or small.

Keep the tenant happy, don't let them slide.  Long term leases 12-24 months!!

Wholesalers dropping like flies in Phoenix,  ask a wholesaler about ethic's!!!!

There will be laws against this action shorlty.

Get this one,   I used to have contest with an agent to see how many of their sign we could gather in a week!!

I should get a vote from everyone of you for doing that!!!
