I'm looking for a GC as well so let me know what you find in that regard.

@Jonathan Klemm Yep, a single family gut rehab. Currently trying to get some cost estimates together, exploring a gut rehab as-is vs expanding the current structure. Putting a possible GC list together and you're on it lol

Brie is correct. Your lender will likely require to at least see a notice of some sort to the tenant requiring them to move out (at what point is up to you). So you'll need to make an arrangement with a "legal unit" tenant. Hopefully they're month to month (makes things easier). kudos on being in the pilot area. I was a few blocks shy myself so hopefully they expand the program so we can get more units on the map "legally" 

You sound like a banker. Kudos for making it to 35 in finance lol.

If I were you I would find a 3-unit in really good area like Lincoln Park/Old Town like Henry said and put down only 5% at 2.X% financing. A owner occupied at 5-6 cap seems like a good deal for you and will be semi passive. 

I think your best bet is syndication/limited partners. Make investor friends and I'm sure you'll start being asked to finance some deals.

Long time reader but this is my first post. I'm working on my very first BRRR deal. I am looking for a general contractor for a light rehab. Any referrals would help.

In the same vein does anyone know how to contact sellers of recent properties? My strategy here was to reach out see if I could use their contractors or form some sort of partnership since they know the area and the market.Thanks
