Looking to connect with builders/General contractors into Affordable housing partnering with government

@Kaylee Walterbach Refi on one of my investment properties. Pulled out $50k, mortgage increases by $125 and property still positive cash flow with the new mortgage payment.Invested the $50k on my trucking business to buy another truck that generates average of $2000 profit/week. The truck value has also increased due to low inventory. Equity may not always be there use it wisely and strategically

@Michael S. Thanks for your input. Neigbour mentioned he lived there for years few months and has been leasing the entire house through Airbnb since January I think

@Eric Snyder thanks for your input, below is included in the lease:

Tenant may not sublet Premises in whole or in part or assign this Lease, or allow other unauthorized persons to occupy the home, or rent daily or weekly, including all online daily and weekly rental sites. Tenant shall pay to Manager a Sublet Fine in the amount of $950.00 as additional Rent within fourteen (14) days upon violation of this provision, and Manager also has the right to immediately terminate the lease. While Tenant may use and enjoy the Premises to the fullest extent permitted in this Lease, no estate or permanent legal interest in the Property is being transferred or conveyed by Manager to Tenant herein. Manager shall have the right to assign this Lease to a subsequent owner of the Premises.

Yes it’s clearly stated in the contract that sub lease is not allowed. Thanks for your input

Tenant finally moved out and haven’t paid rent since August 2020 hiding under the umbrella of CDC moratorium. Went to the property with my vendor to fix it up and was told by neighbors he’s been using my property for Airbnb. Fight broke out among some guys and strippers on the property last week and neighbors had to call the police. Tenant also claimed he’s the owner of the property.

Landlord relief application still in process. Should I press charges or move on? What’s the best way to go about it? Let me also state that I have a property management company

A tenant that hasn’t paid rent since August 2020 finally moved out and went to the property with my vendor to fix things up only to find out he’s been using my property for Airbnb the entire time confirmed by neighbors. Tenant apologized to neighbor for a recent occurrence when fight broke among some guys and strippers at the property. He claimed he’s the owner of the property to neighbors.

Tenant has been hiding under CDC moratorium and took that advantage to not pay rent. The Landlord relief application is still in progress. Should I move on or press charges against tenant? What’s the best way to go about it? I also have a property Manager .

On 7th October, tenant responded to Property Manager they couldn’t pay rent due to job loss.PM asked for a documentation of being unemployed and tenant never responded . My PM filed for eviction , waiting on court approve and serve tenant. Tenant has missed 3 months payment and hasn’t responded to PM since October.

PM went over to property last week and noted there was a car in drive way and lights on meaning tenant is still occupying property. PM left a note in the door to contact PM, no word still from tenant . Any other option I could explore as court may take longer time than normal before finalizing eviction fulling ?
