@Matt Gee sounds like a great plan.  Don't give up on Albuquerque or Rio Rancho for rentals.  There are still plenty of deals that meet or exceed the 1% rule in our market.  Looking forward to those after pictures and good luck with the sale!

@Matt Gee I generally put in a ss range, dishwasher, and microwave hood combo.  (Check out 6345 Mendius Abq NM for one of my recent flips as an example)

In rentals, I put in a clean (not necesaarily new)white or black range, dishwasher and a fridge.   Our rental market generally includes a fridge but does not include a washer and dryer.

However, if you put new ss stuff in your rental, it may rent more quickly and you may get a small premium.

@Matt Gee the moving slow is the understatement of the century.  Not sure what it is in ABQ, but there does not seem to be any real sense of urgency.  If you need any help while you are out of town, let me know.

@Ryan Cooper there are a few ways to get a ball park idea on what people owe on their mortgage, but they are all more or less guesstimates.  The only way to get an exact number is to get a payoff letter from the bank.

You can however go down to the courthouse and see the mortgage paperwork.  It will give you an idea of what the original mortgage was for, a date, and an interest rate.  Then you can extrapolate some data based on an amortization table to see if it is worth pursuing.  If you want to sit down and talk, I would be happy to explain it to you.

@Matt Gee that is great.  Sounds like you are making great progress.  When you say you are "doing more carpet than I would if I were living there", what do you mean?  Did you decide to flip this one or hold it?
