VRBO and AirBNB are the way to go - we have 2 properties we rent in NC = never going back to long term rental

Jason - I am working with Freedom Homes out of Troutman NC, a Berkshire Hathaway holding - going to build a mobile home with a steeper roof pitch versus mod to save 15k in build cost - looks just like mod -seems a good deal so far dw

Hi Glenn - I live in Mooresville and am curious if you have any local experience with modulars...just did a mill house rehab and it has a spare lot zoned duplex and a Mod Duplex seems  a good  way to go but not sure of local market forces....I have looked at Freedom Homes dw

Hello - I have been studying small apartments (4-10 units) for sale in my area of interest, suburbs of Charlotte.  I have used Bigger Pockets tools and have built a few Excels on my own. I have several properties under study.

I am looking for an experienced investor in the Charlotte area to engage with and work with me through my first purchase for rent and hold purposes. I am open to a fee or short term split, in return for seasoned advice to vet my analysis on subject properties and avoid other pitfalls.

Does anybody have an opinion / experience regards good online rent comparision tools? I know the best fact data comes local comps and asking tenants - but what about online tools such as Rent o Meter and others - are they accurate? Appreciate any thoughts - thanks in advance dw

I studied this and got my NC license last year - I am a new investor and am signing up with a large nationwide firm next week, lots of training and an helpful office team and BIC - I think the support and education to get me launched is wot=Roth the commission split-- I plan on buying 5 properties next year and assume some will be through MLS to cover costs by re-coupling buyer agent commission. The education to get the license taught me alot about statutory Real Estate - alot but nothing about real world investing which I now plan to learn through my first few properties - I think having the license will lead to options in the future I cannot foresee now.
