I think the old adage of "it's not who you know, it's who knows you" is always good advice when networking for dealflow or capital.

So with that in mind, I think the above are great for staying in touch with people you meet. But for actually making the connections, I think public speaking (first at local REIA type groups, or eventually trade groups that are specific to your niche like IMN conferences or even BPCon) and guesting on podcasts are a great way to get the word out about you/your company, and then inviting others to reach out to you.

That and starting your own networking group is a good way to expand your network - which can be as small as hosting a regularly scheduled dinner all the way up to a hosting a regional conference (the SF Bay Summit and Midwest Real Estate Networking Summit are two examples that started here on BP and grew into much bigger events).

We have three big pieces of news here at PPR! Made these announcements elsewhere but thought I'd add one on BP as well.

1. If you're an investor of ours or follow us, you've probably noticed that we've diversified our portfolio beyond just real estate notes over the past couple years. Given that, PPR Note Co as a name no longer captures the breadth of what we do. Going forward, our company will be known as PPR Capital Management.

2. As part of the launch of the new name, our home on the web will now be https://pprcapitalmgmt.com. Please feel free to explore our new website! Much will be familiar, but we've also added new content about what we do and an updated Team page :)

3. Last (but certainly not least important!), a new Fund offering is now open for accredited investors. You can see all the fund options at https://pprcapitalmgmt.com/invest-in-a-real-estate-fund/, but the biggest news you'll see there is that we've added a 12%, 3 year option and a 10%, 1-year option given the recent increases in interest rates.

All in all, it's been a big week for us at PPR Capital, and we believe these changes will be very positive for everyone in our community!

Although q4 was our biggest purchasing quarter of 2022, we’re in a bit of a defensive buying strategy with NPLs at the moment. There are still likely a couple (smaller) rate hikes to occur and then quite possibly plateau for the next 12-24 months.

Not sure how this will impact the individual retail buyer. We do however expect the second half of this year to really pick up in terms of trades.

@Scott Holland It can vary from fund to fund, but for our fund you would invest at a specific rate/term and then prior to the maturity date you would receive contact from our end about whether you'd like to redeem or re-invest for another set term.

Good question. Trading has picked up a bit, like I last predicted, but still the pricing hasn't yet adjusted fully to the most recent rate hikes. The real estate values have leveled off but haven't really declined enough imo to make a difference quite yet. Patience is key! In the short term, shifting strategy to carve outs can reduce risk here or buying assets with likely quicker exits.

I'd echo a lot of the above advice but would also add the idea of joining a mentoring organization or coaching program. I've met plenty of investors and other valuable partners for my business through those. Some of them have revenue requirements for your company to join but could be worthwhile. Happy to give suggestions via DM.

Could also always start a networking group too if you want the people to come to you. I've found that the people with the best networks run the group.
