Does anyone know has lifestyles unlimited raised their prices?

I thought the two day seminar was $500. But now it says $750.00??

Don't let the "Pro" fool you, I'm only on my second flip, I just paid the money trying to give  back to the folks that own this website, I love it.

I just think unless the owners would move out when you close and before you start any repairs it could turn out bad.

Say their asking 100K for the house. If in its current condition its worth that and after repairs worth a lot more and you could make a good profit then I would be willing to give them their 100K.

Say 80 at closing and the other 20 after you sell.

It's a good idea but would have to be done right or it could turn out really bad.

Sounds like a good idea but could be really risky.

How would you secure your money if they had to stay there until the sale?

Most people go from one house to the next but then again if these were not o/o it may work well.

I don't know, I think its something to really think about, it could work out very well for you.

I wonder if anyone else has ever tried it.

Good point about the market dropping....

I can buy mid grade vinyl for $100.00 a square. Of course I have my own break and trim coil is cheap.

I'm trying to figure out the total cost of a renovation in the Midwest.

On a house I'll sell for 150K, would these numbers be enough? Doing most of the work myself.

Flooring, 1300 sq. feet, $4,000.00

Baths, (2)  $4,000.00, 2k each.

Kitchen  $6,000.00, solid wood cabinets and granite tops.

Exterior, vinyl siding and windows  $10,000.00

Misc. problems,  $5,000.00

The house would be in the Midwest, near St. Louis. I know in Galveston Texas I can do the kitchen for $5,500.00, I've had two done, the windows and siding up there should be cheaper, no windstorm to deal with.

The last two houses in Texas I did everything in the kitchen except the cabinets and countertops.

Were thinking of moving up there and doing flips full time.

I'm just a little nervous since it would be our only source of income as opposed to here I have my door business.

If you buy a rental and you profit say $250.00 a month or even just break even, does the mortgage count against your debt to income ratio or does the rent cancel out the mortgage payment?
