asbestos on pipe or duct work in the walls - undisputed is fine. It's the visable, accessible pipes that are the problem.. Get a qualified contractor to professionally remove it- then get a 3rd party air test to properly test the air for asbestos -( save that document) btw- it's expensive and don't do it yourself- if somehow you don't do it properly and a tenant somehow get sick/etc.. Your cooked-

whereas if you did it the right way with the correct passing air test documention, there's not a lawyer out there that would want the case------ at least that's what my Asbetos guy says to me.!!!

For a lower class rental- 1 piece surround- that is if you can fit a 1 piece in the house. 

Even if it wouldn't fit if probably still go with a 3 piece surround over tile because of maintance(grout lines, cleanability) and time/$$$. Tile would cost me more and take me longer to complete..

However on a higher end rental or flip - I'd probably spend the time and $$$ for a tiled surround

I run into radiator/ forced air conversions all the time. I call my scraper- he removes all radiators, boilers, supply/return lines, oil/oil tanks for free, then I get my HVAC guy start running duct work--- Some of the boilers I've taken out were the size of a small car- not worth my time to deal with the little bit of scrap $$ in return. Find a good/clean scraper- they are an essential part of the team.

Don't use the free title from the sellers- use your own- it's 500$+ well spent. Go to township before closing for U&O - quick story-- I just settled on a foreclosure a couple weeks ago- Phila surburb-title clear/no liens... I went to township a few days before closing just on a hunch(sometimes I will go after settlement) as soon as I mention the address to the township- the red flAgs go off- they were in the process liening the property for 8 grass cuts @$7200.00 total- 1/4 acre property- yea I know I'm in the wrong business. This would not have shown up after settlement and I would have been stuck with major delays as they wouldn't issue permits or a large financial hit. Bank took their good old time paying it, but it got done and the township is very happy with us..

Was it the duplex in promos on bunting lane? http://www.donaldjweiss.com/taxassess.php This is the guy you need to chat with in regards to tax reassessment . Primos is a nice area inside the upper Darby school district. Having grew up in promos on wood side ave- I don't understand the negative comments of the previous poster's. Primos is miles away (20/30) from upper Darby proper/stone hurst/long lane. Those are the areas I wouldn't brother with considering you want a decent working tenant/family.
Don't know what state your in, but I've had great success with rehab financial group, out of rosemont, pa. They lend in certain states- check there website.

Hello and welcome. I'm up the street in aston. Currently working on two major rehabs in Ridley and boothwyn, either of which a traditional bank would lend on- however there are a few out there- call them all.. I'd also chat with a hard money lender, that could be beneficial in landing a deal, given the amount of cash you have available- ive used rehab financial group on the mainline- and would recommend them. Lastly - delco is extremely competitive - jump on Mls leads ASAP, as they go quick- I wish you luck.!

Never buy next to a board up..

Drugs and bad behavior most likely going on in there..

In the winter the bums break in, light fire's to keep warm ( maybe not in florida ) and if it gets out of control-- Bye Bye to your house.

If it stays boarded for a while, and for some reason you need bank financing- some banks will not lend to homes next to a board up..
