I would recommend you contact some local property managers and ask who they use. I would assume those attorneys do a lot of evictions.

In my area there is a huge waiting list for Section 8.  It takes years to get approved.

Check with your Section 8 office.  They may have their own website for listings and that may be where most recipients are looking.

Not only will it have a negative effect on landlords, I would imagine some owners of single family homes will choose to sell to an owner-buyer, thus reducing the number of rental properties on the market, making it more difficult for renters to find places to rent.

Tim, can the $1,700 be added to the amount owed?

Sacramento has a Rental Housing Inspection Program.  I would contact them and see if that is something they do as part of the overall inspection.

Hi Jane.  I'm not an attorney nor a real estate professional so you may want to consult with someone like them to be certain.  This is just my opinion.  

Since SB 567 doesn't take affect until April 1, I would think that it would not apply in your situation if you are asking your tenant to move prior to that date.  Regarding eviction vs non-renewal, it seems like the state uses them interchangeably so I'm guessing the new rules apply in either case.

The change for an owner wanting to move in is that they or their family members must reside in the unit for at least 12 months and move in within 90 days of the tenant’s departure.  If you plan to do that, you should be ok either way.

Be aware there is a Tenant Protection Act of 2019.  However, it does not apply to most single family homes, but you need to notify your tenant for the exemption to apply.  So you may want to do that if you have not already.
