Update:  We are looking into using the TN Housing Dev Agency "Great Choice" Home Loan program.  This may be helpful for others who read this thread in the future.

My daughter will graduate in May 2021 and start working as a teacher in Nashville TN in Aug 2021. She has saved enough for a 5% downpayment on a notional 250K townhouse.  The problem is: no work history.  Beyond finding Private Financing, are there any commercial loan products that will lend to a brand new college graduate w no significant W-2 history?  Any recommended credit unions in Nashville that might be willing to work w us?  Thanks.

In a similar situation, as my daughter is graduating from college and plans to stay in Nashville.  Interested in South Nashville, Green Hills to Woodbine/Glencliff area.  She would live in the property and rent out a couple of rooms to college students, (house hack).  We are debating between buying a house or a townhome.

Any tips between house or a townhome?

Three years ago, I started this thread about purchasing a home in NOVA due to my corporate relocation.  I am now moving out of the area and have had my house in Woodbridge on the market for 100 days; I've lowered the price twice.  Now, since the market has been so slow, I am almost ready to pull the trigger and accept my corporate buyout offer.  Is there any legitimacy to any of these "I will buy your house" offers that might provide me with a higher offer than my buyout.  Thanks for any help.

My employer is paying to relocate me to Wash DC area to spend 2 years working in Pentagon. Then, I will be moving again. My employer will pay for all closing costs if I buy something. For only 2 yrs, It would make sense to rent. However, I am considering the purchase of a SFH or Townhouse and then retaining as a rental. Does this make sense? If so, any recommendations on places in NOVA to buy? Range would be 620K max.
