Definitely get a second opinion. I had the exact same issue, literally about a year ago, but on my personal residence. The second plumber came out and cleared the line and we never had a problem since. First company was just trying to make the cash. 

if it definitely needs to be done, why not a heloc? If the other options fail, that allows you to keep the 3% and only pay the higher rate on the repair in the meantime.

Hi Michelle ,

Another chicagoland wholesaler here....consider building out your own list by driving for dollars or getting government lists. If it's available on prop stream, it's available to tons of investors nationwide. Go for the lists that are harder to get.

Lots of good comments here. There's nothing wrong with building relationships with cash buyers before you have a deal in hand, although the comments here that some buyers won't take you serious maybe correct. Call Cash buyers and qualify them. If you need to know how to find them, one recommendation is locate people who have bought properties for cash in that area, then cold call them to see if they're looking for more. You need to screen them to make sure that they are not wholesalers though, unless that's all acknowledged and you plan on doing a jv. You don't want to work with another wholesaler who's just going to try to daisy chain your deal.

I am mostly local, using driving for dollars, reverse driving for dollars, and government lists.  I really like it for driving.  You can also import lists if you've gotten one from a gov office, like probates or tax liens.  

I live in IL, which has draconian laws about wholesaling. There's a way around, but I haven't ruled out just going virtual and focusing in other states.  Illinois sucks. If you don't already live here, don't move here.  :)

I have been using deal machine. I paid for the year upfront and marked my calendar in case I want to cancel. 

I like the driving feature and the leads seem to have a decent amount of contact info. 

I haven't used the other two services, so I'm interested to hear what other people's experiences been.

You are right that closed mouths do not get fed. At the same time, a property listed with an agent is a low probability deal. If you understand it's largely an experienced play and won't go anywhere, there's certainly nothing wrong with giving it a shot. 

As you continue, you need to find a title company that's going to work with you, have some templates of the documents you will need, and ideally some relationships with cash buyers. Once you wrap this property up you have to flip it to someone. It's better if you've already got relationships with people that are buyers. Otherwise you go from scrambling to get the deal to scrambling to sell the deal.

I have been using deal machine, and it has pretty extensive contact info on each property. The only drawback I found so far is that many of the numbers are on the do not call list, but that's not a problem with the platform.

Hi everybody, 

When I locate the owners of leads, sometimes the information I get indicates the phone number is on the do not call list. Curious if you still call those numbers or abide by the list. A great deal of the phone numbers I have tracked down are on the do not call list. I'd much rather be placing calls than sending mailers. Curious what people do in this circumstance.

I enjoyed his books and leaned a lot, but kiyosaki is storyteller. This may be entirely, partially, or not at all factual.

That said, this sounds like wholesale transaction with some seller financing. I actually remember this example, but haven't read him in nearly 20 years. Point being, a lot of laws in real estate have changed since then. Even if this were a 100 percent legit example, might not even be possible today. And my guess is that the profit is at least slightly exaggerated. 

Be careful of guys like him. They give great examples but are low on the how-to. My advice is to check out flip with Rick on YouTube or website. They have good how to instructions that cover all the details. 

David Greene's BRRRR book is another great resource for real estate in general
