So after a meeting with a long time client of mine to finalize details on a project.

We sat around just chewing the fat for a while and my friend had asked what I had been up to in my RE business, he had known I was in the game so to speak and I guess he was looking for a status report,

So I began to explain what I had been doing and mentioned a few deals I was looking at. He looked at me and said sounds great how much do you need.

I darn near fell off my chair and didn't know quite how to respond.

So I guess my question is how do I proceed in a safe manner while preserving our friendship.

Hi All, Looking at a deal in my area and would be greatfull for any input, It is a 6 plex , for me this is a pretty big deal most of my experence has be with SFH, Looking at the numbers not sure if they work or may be just nervus because there bigger than what i'm use to working with. Please let me know what info I can provide .

Jon, Thanks for offering your help. I to am new to RE as well , I do have some experience as owner and landlord, Currently have 2 SFH and would like to expand our business,

I recently found what in think is a pretty good deal in my area , and I also think it would be a good flip, It is a forclosure , I'm not sure how to proceed.

Would this be like any other deal, Because it is bank owned would they be willing to negoitate?

Also thinking of bringing a partner in on the deal and not sure how to structure the agreement, any suggestions.

New to real estate , Buy and Hold Strategy, own a few properties and have purchased them for cash and made the necessary repairs from my own pocket. Now wanting to move in to financing or getting a mortgage on a new property, I guess my guestion is what is the best way to determine the ARV accurately?

What are some things to take into consiteration?

Is there a web site I can got to research the area where the property is located?

I my name is Dave Caccia, My wife and I started investing a few years ago, I found this site to be very interesting and kept coming back to read more so I decided to join.

I own and operate a small home service business and have been for about 20 years now. I joined because I want to expand our business and create an income stream and generate wealth for my family, and this site seems to be a great resourse for doing that, I am hopeful to gain insight from all of you .
