Patrick Faherty yep I used mine up quick but I invested the $29 for the month so I can use it to full potential. Hopefully next month I can move up to an annual payment to save money.

Nirmal Khanderia yes I have used it. I am interested to see the output of other members' BRRRR deals. Basically I'm trying to understand how to leverage and scale with little of my own money because, well, I have little money currently to invest.

Am I safe to assume "turnkey" is purchasing a property that is already rehabbed? Does BRRRR work if you are getting an off market property from a wholesaler and then having the rehab done? Prior to purchase and rehab, is there a way to estimate what the value of a property will be after it is rehabbed and tenanted to ensure there will be built in equity?

Kerry Baird If I purchase and rehab with all cash, I can't refi and pull out 70-75% of appraised value once it is finished and tenanted?

If I put $20k into rehab is that entire amount deductible? Also, will it, along with depreciation, offset penalty for cashing out 401k? My 401k wasn't a lot so my 10% penalty is only a few thousand. Thanks

Armor plating is extremely expensive. A typical $30k car that is armored costs $300k. I can't even imagine what it cost to plate a house. Also, keep in mind there are different levels of armor. Rifle rounds can penetrate most levels.

Jay Hinrichs I understand they're in business to make a profit but 4 points up front, 13% interest only then refi at the cost of $3500 on such a small amount borrowed doesn't add up to me.
