Hi BPers. I am new to the wholesaling game and am still trying to learn all I can. I live in NY so I have to deal directly with attorneys for closings vs title companies so I can't write a contract. My question is if I make an offer and it's accepted, what sorts of contingencies can I put in my purchase offer that can allow me to back out if needed an not lose any deposit/earnest money? My fear is that I may not be able to find a buyer but don't want to let the seller know that so I can back out gracefully.

I agree with you @Account Closed. I would rather be completely prepared rather than running around like a madman trying to find a buyer. I'm going to my first REI meeting tonight so hoping to make connections then. I'm wondering if anyone has assignment contracts that could be shared? I would of course run it by an attorney first.

Hey everyone I'm just in the investigating stages right now. With everyone sending out letters are you actually hand writing them or using special fonts with MS Word? Has anyone actually tried knocking on doors or calling? I would really like to land my first deal with literally $0! I'm attending my first local REI club tomorrow night so hoping to learn much more and make contacts. I'm assuming I should have some buyers in mind before even attempting to sign a contract with a seller; am I accurate?
