It may cost about 35-45K ball park figure.  The property is a 4-Plex apartment building, each apartment is a 2br 1bath.  

No tenants occupy the property.  Should have one apartment rented July 1st for 300, working to get it rent ready.  The other 3 apartments will need more repair work and time, they usually rent for 300 to 350 per month.

Greetings All,

I received a business loan years ago to get an investment property for 86K.  This property is in need of lots of repair.  I have had offers from buyers for 30K & 35K.  I am thinking of considering offers.  I would like cash & closing within 30 days.  I want to revamp and find another property or pay off some debt from this 1st investment property.  Whatever the offers will be will not pay off the original business loan for this property.  I would still be responsible for the remaining balance on the loan.  I am interested in getting the property off my hands, a little cash in my pocket & paying on the remaining business loan (reinventing my business model).  Does this make sense?  I am open to suggestions.  I need help with presenting this to my banker that helped me get this business loan years ago.  My loan has went from 86K to 89K.

I am a newbie at this, how can I get up to speed quickly on this?  How do you collect your money from the the renter?  Do you use a website to collect payment?  Do you know of any good books on how to rent time shares?

I need to open up a bank account for my Real Estate Business.  I am in Athens Georgia.

Does anyone have an idea who is the best to open up an account with?  What are your opinions and experiences?  Not just Georgia, but if I decide to get real estate in other states, I am looking for a bank nationwide and available just about anywhere in the USA to do transactions with my RE Business.

Hello BP members,

Anybody have experience Renting out a time share in Orlando Florida.  Once I pay the yearly maintenance fee I want to rent it out.  I am in Georgia, so I guess I would need a property management company to have it cleaned and ready for the next renter.  I am open to alot of information and suggestions.  Thanks!

I am looking for some that is in need of a place to live that is handy.  I can skip the property management piece and continue to do it myself.  I need repair work for no or low money down, if that makes sense.

Has anyone ever advertised for a repair man to fix up some apartments?

I am looking for ideas.   I need a 4plex fixed up all units are vacant.   I want a repair man or woman to move in one of the apartments rent free as he or she fixes up the other 3 apartments.  This will be a barter type agreement.  I have no money and I need someone that has a truck and can get materials to the apartment to fix up the apartments.  This person can also be the property manager.  I am looking for a creative way to do this.  I am thinking of putting Ad in the newspaper to find this repair person.   Need help and ideas.  I am losing out with the vacancies.

I love Starbucks and I work in a small town that does not have one. I think it would be great to bring one to town.  However, I do not have any property in the town.  I see several commercial properties for lease.  How should I approach bringing starbucks to town?  I have no money, should I solicit a group of investors that want one in town.

Also sometimes restaurants are very limited in chose.  How do you setup a business that brings in a restaurant franchise like Applebee's.
