Thanks Richard, With that said, once you have acquired the property. What areas in the home should be your first priorities, to catch the eye of the tenant to be?

Hi Tim, I love how the floors came out, it seems like an inexpensive way to make the floors look great. If necessary this is definitely something to consider doing.

I am considering hard money loans, but definitely am not as familiar with that type of financing and from what I do know, may be at a high interest rate and also have to pay the loan back in a short period of time. Any and all information regarding this type of financing or other steps that would enable me to begin my real estate investing, would be greatly appreciated.

I have read many books and also try to gain as much knowledge as I possibly can through plenty of research. At the end of the day, there's nothing like actual experience and I am very eager to get started. What does one suggest my first moves be?

A major concern that I have is getting the financing necessary, and with so many different means of financing, what would be the best route for an individual who may have trouble with conventional financing.

FEAR: False Evidence Appearing Real

As any new investor has a truckload of fears, but the best replacement for fear is education. Lack of knowledge is what allows that gut-wrenching feeling to takeover any sensibility.

What have you done to begin your journey in educating yourself to learn the procedures, habits, and pitfalls to avoid in your new found real estate business?

Two years ago I was saying and feeling the same way, but I was able to overcome it and now have a thriving business that my wife and I build together fulltime.

Thanks Scot,

I appreciate it and I'm sure you can help me in many ways. Any guidance or assistance would be greatly appreciated. I am definitely looking to launch a business in RE asap, so if you could help me in any way, by putting me in a better position to accomplish this goal, it would mean alot.

If you have two or three solid exit strategies, and your numbers look good. Do it. There's no other way to get over the fear. If you're unsure about your numbers, you post the deal here and let everyone tell you how they see it.

What kinds of fears do you have about rehabbing?

The fears that I have are the unforeseen problems that may occur. Repairs that may seem simple in the beginning, but beconme more than I expected, therefore causing more expenses. Should I just be concerned with just certain repairs or upgrades and if so which ones.

Hello,

I am new to REI, but have been interested for some time. I would like to get started, however there are some factors that prevent me from doing so.

How does one overcome fears they may have with financing or the rehabbing of a project before you even start? And once overcome what are the most important areas to address in the property to attract the tenants or buyers? Any information would be greatly appreciated.......
