Hey BP Community. I recently did a personalized handwritten mailing to expired listings that I would like to purchase. I would like to track the owners' phone numbers in order to give them a call before going into phase 3 which is door knocking. 

What method are system are being used to get phone numbers?

If her daughter doesn't want to pick the stuff up, I would say that it's your tenant's responsibility but being that she is on her way out, I'm sure that is the least of her worries. Now I'm pretty sure it falls on you. I would just have it cleaned out and donate it to good will. Touch the place up and keep the money rolling in. As sad as the situation is, we still have bills to pay and you have money to recuperate.

Yes, always shop around. I highly suggest building a relationship with a local bank or 2.

To my understanding, the only way to get that rate would require for the prospective property to be owner occupied.

From my understanding, every county has different rules. However, what you are saying with the addendum is exactly what I would do and just make sure she has total understanding of it. Tell her it is no form of a lease extension, but more of a curtesy move out period. Confirm with the county court house and I think you should be good.

Exactly, that was the only purpose of the post. I was not intended to be a follow me and do as I did type of thing. @Brandon Turner book on no money down investing actually inspired me to write this.

Exactly, we all know what the politically correct thing is to do, but who's trying to wait years and years to save up a down payment. I say if you can find a loop hole ethically, exploit it as long you aren't doing anything illegal. 

Let's be honest, the bank takes advantage of us all the time, so why not take advantage of them if the opportunity arises.

@Kerry Baird yes, that was a problem and a big one, especially being that I had just bought the other property a year before. Here again is where hammering the phones paid off, I found a local bank to give me a commercial loan to base the purchase off the income of the house and not my personal income only. Every bank I spoke to said it would be no way for anyone to give me a loan, but perseverance paid off big time. I don't like to accept no as an answer to easily..lol

Thank you @Todd Long , @Lumi Ispas hit it right on the head. I'm not finding anyone who would go under 20% on an investment property. If you don't actually own a house yet, its not a bad way to get start, using owner occupied discounts.
