I was going to invest the 35k into FB at one point but decided to use that as a down payment instead. I personally think I made the right decision but they would argue that they could have made me more money by now. I'm a person that learns by doing, so I did exactly that.

Honestly all that really matters in my opinion is the numbers. Depending on how much you will make will determine if it's worth the investment or not. I personally would invest in it if the numbers make sense because just like there are always people looking to apartments or houses, there are always going to be people who need a studio for different reason. Bottom line, you know to know what you will make and weigh it against the negatives.

Nick if I were you, I'd let them get their license and get an assistant account if you feel the need to have your own mls access log in. Unless you plan on using your license to actually buy and sell houses for others. It seems as though all of you have other things going on so I'd say divide and conquer instead all of you doing the same things.

You can get with a real estate agent and get an assistant account. I did this prior to getting my actual license.

I agree with @Christian Marin . If you are totally new it is good to go everywhere and learn as much as possible. Everything is always an up sale and them telling you about what they are going to teach you.

I live by this and taking action has forced me to smarter and financially stronger to play in this real life real estate game. Coming from where I was living with my mom in a low income community, I didn't have much to lose so I figured if I did screw up, the worse that could happen is I lose the house(and be in the same place I started).  I know plenty of successful investors who have loss houses and rebounded. Thats life. You can not be afraid of failing, we have one life to live and I say go after what you want.

With that being said, don't just buy anything to say you have done a deal. Still do your homework and make start decision. Good luck you sir.

Hey I've used credit cards with 0% interest rate to fund a down payment I needed to purchase a 3 unit building. Then 6 months later did a cash out refi to pay the cards off. The cash-flow from the rent covered the card payments, mortgage, and taxes. With all the expenses being paid off, I still had $900 left over to bank for emergencies.
