@Remington Lyman Some of these properties I’m seeing are $50k, should I be alarmed or is that just the market?

It seems that home prices in Ohio are much lower than comparable B-class properties nationwide. Is anyone on BP currently investing in this region and willing to share their experience?

@John Underwood thank you for your reply. That is great insight, I’m in that stage that many beginners are in: limited cash but enough to want entry into something. In the meantime I am reading and watching YouTube videos to see how I ant to go about acquiring property #2.

I’m watching videos on deed flipping, but I’m starting to think I’m better off finding a rural purchase of a property that’s cheap. I’m handy and have flipped a couple of properties for friends, trying to asses what my best angle is, as many others are. I appreciate you sharing your perspective though, it is helpful.

Snapshot: I have one rental that was my primary residence, so there wasn’t a lot of research involved beyond me not wanting to sell a California home because they generally go up and up. But now I’m like a medical researcher analyzing every variable.

Currently I’m learning about tax lien investing. There is a potentially lower amount of capital needed which is enticing, but there is also potential to get stuck with a property with many hidden costs. Has anyone had consistent experience with this method?

If you’re reading this, you’ve likely been through what I’m going through, or you’re going through it currently, or you will be going through it. I am talking about Paralysis by Analysis, a condition that I develop for many challenges, whether business or personal.

I currently own a SFH rental in California and it is doing well. It nets $375 for me every month and has about $125k of equity. It was also my primary residence so there wasn't much involved except for me moving across the country and not wanting to sell, so the situation "solved itself." Necessity forced me to find a property management company and switch my insurance policy.

And somehow I think I’ve answered the question that I haven’t even asked yet. I suppose a sense of urgency is the cure for the paralysis. When something has to get done, you find a way to get it done. When that urgency is lacking there is always tomorrow. I am new to BP and enjoying all of this great new information. For those of you that acquired property after coming to BP (or whatever your source of information was that eventually inspired you to invest), how long did it take for you to make a move? I’m sure every situation is different but it would be interesting to see if there is a commonality among like minded people during their initial stage.
