Yes, thanks Eric. You are correct. Not so new to the closing costs rodeo, I would have 40k on hand after the down payment, but can't quite get to the 150k and you are correct using everything to get there won't make sense. I was hoping to find a bank or credit union that might provide more financing than the 70% banks are asking so I can have a less down payment.

Is owner financing an option?  I picked up my 4-plex on a crazy deal worked out with the P.O. and owner financing with the expectation of refi hopefully sometime later this year.

Thanks for the help guys. It seems Orleans Parish isn't terribly forward with their documentation, I may actually have to get an attorney to pull this so I can see what is in it. At this point curiosity is pushing me more than anything else.

Thanks guys. This is an auction property so no contract with it but I will ask my Title co if they can lend a hand.

Has anybody run into a property with a Covenant on it? How does one go about researching what this entails? I found a property that seems like a good deal but this is not something I want to get burned on because I didn't know.

Thanks in advance!

I would. I'm new-ish to the area but have been advising some younger investors on the side. Always down for networking and drinks!

Question along the same thread....if I won a % of the property (1%) and there are city of New Orleans taxes due on it, would I be liable for only 1% of those taxes as well? I recently received a bill for a property I did not research properly before bidding on and subsequently winning.

Thanks Stephen. I kind of figured it would be something simple but wanted to ask before taking time to go deal with the folks at One Stop.
