Thank you all for that quick lesson in investor financing. I understand that DOM here in Central TX tends to go longer than most 'flip' areas that seem to have DOM <30. Therefore, would it be prudent to invest in those DOM 30 areas as a newbie investor? Also, if one is doing 70% of ARV and factoring in "soft" costs, how can one stay competitive with those investors who don't have to use hard money? It seems I will price myself out of contention every time. I don't have the funds to hold property right now, that is why I'm employing the 'flip' strategy, or at least I'm trying to! Lol

Hello All, Daryl Frazier from Central Texas here. I would love to have feedback, opinions, different strategies, etc. on a deal I'm currently working: SFR purchase price is $85,000 ARV is coming back @ $115,000 and rehab costs are $6500 (minor repairs) 1. This seems a good deal but I would love feedback from the community. 2. What type of financing should I look for to fund this deal? Thanks everyone for your support. Daryl

Hello All, My name is Daryl (not my other brother Daryl) and I am brand new to real estate investing. I am on the verge of doing my first flip in Central Texas (Bell County). I desire to invest outside of my local area (Florida) but find it hard to connect with investment savvy agents and experienced investors. I sense they can tell I'm a newbie and only throw me small scraps. I am reading everything I can and listening to as many podcasts as possible. I am wondering if someone could guide me to a local investment club and/or connect me with other investors in Florida that don't mind helping a new investor? Thanks for any suggestions.
