I'm looking for some advice on some creative ways to finance the purchase of a multifamily property. I currently have one house under land contract and another with a HELOC. The land contract brings in enough to cover both but are still counting towards my debt to income too much. I've considered offering to reduce the price a bit if the tenant can buy it now but I would like to avoid this if possible. I currently have access to between $40-$50k but also don't want to completely empty my savings and with my primary bank requiring 25% down this really limits my selection of properties.

Can anyone offer any suggestions or tips? I look forward to hearing any suggestions.

@Kenneth Reimer Thanks Kenneth. I've been devouring the podcast over the past few weeks and I've finally made the plunge into the site. I'm really excited and inspired by the community. I took a break for a while after the few bad deals but I've spent time still looking at properties and listening to my realtor who I've recently realized has become a bit of a mentor. But I'm really looking forward to engaging with the community and contributing in anyway I can. Good luck.

Hi Everyone,

New to the bigger pockets community looking to connect with, help and learn from the other members. I've invested in 4 deals one of my initial investments was lost due to not checking back taxes and another was sold for a loss due to a pipe bursting during a cold cold Michigan winter. I currently still have one property with family members in it and another under land contract with about 1 1/2 years left. 

After reading the articles that continuously come across my news feed I finally logged into the website, signed up and started listening to the podcasts. I'm currently looking to expand my portfolio and hoping to get into commercial as well as a little multi-family. I'm opening to learning and helping in anyway I can. I've lived all over and am open to investing outside of Michigan. I look forward to speaking and connecting with everyone good luck and bigger pockets to you all.
