@Kerry Baird I've reached out to Kiavi and One Nation but haven't closed a deal with either yet. I'd never heard of Mofin so thanks for that! A 5 year prepayment! I plan on holding long term so it should matter but that's great info because I've also chnaged my mind a few times based on the market and new opportunities.

@Kamil Baldyga Thanks. There's no right or wrong way to do it but I enjoy hearing other peoples approach. I try to keep 6 months per property worth since that's normally what banks want. I agree about staying on top of things, I also try to make sure things are in good working order prior to tenants and try to keep the current age up big ticket items in mind.

@Karl B. value add is definitely the route I try to take. Especially being that turnkey properties might not always cashflow and may have little appreciation left, if any. 

I purchased a home the needed a new roof and this caused damage to the kitchen so this had to be a cash deal. I've painted, updated outlets, lighting/ceiling fans so far. I've got a little bit more to do but I think it'll give me a nice little return via sale or lease. 

I agree, patience is key. Unless your a flipper which I'm not.

@Eric James that's what I've done with my most recent purchase. But I do enjoy the possible leverage financing can provide without depleting reserves to much.

So I know for sure that I have no interest in being an agent but I have given consideration to becoming an inspector or even an appraiser. I know that requirements vary by state but can any of my bigger pockets family members give any advice, tips, suggestions or stories regarding their career as either or both? I've made most of my home purchases with cash. I find out from other who have done this what are some of your experiences, techniques, reasons etc. Even hoping to hear from a few people who are completely against this. Looking forward to hearing from you all.

Hi Bigger Pockets Family,

I was wondering how everyone handles their capex & reserves. Do you save 6 months for each property AND save a certain percentage for capex each month? Do you only keep 6 months of reserves? Do you only put away a certain percentage?
