Is there really much of a difference? The reason to this question? I asked my agent (and long time friend) for information of a possible investment. His reply stated he would send me a RPR report in the evening (it's 7AM when I received this reply).

Should this irritate me because I am lol? He is currently working with a client searching for property which was scheduled for today. But I know time is essential for investors and this property was just released on MLS a few hours ago. Would an agent that's an investor chase this ASAP or am I overreacting?

@Jassem A.No offers on the property yet. Today is day 2 for the MLS listing but I like that idea. I would need to put money on the side for that along with roof repairs.

@Jason Hirko I've had bad experiences in the past on my first primary property/converted to unplanned rental. But lately, not so much.  I never knew these lines were so common. I'm hoping the bank will bite on the discount. Only one way to find out :D

Good morning BP!!

Does anyone have experience owning homes with polybutylene plumbing?  I've heard of issues in the past but I would like the opinions of BP. My interest was high on getting this townhouse until my agent brought this to my attention. This is a bank owned property and I'm thinking of still making an offer of 20% below the asking price ($90,000).  For those not familiar with this plumbing.  I've pasted a link below along with half of what's noted on the site.   Thanks in advance.

So, what's wrong with polybutylene pipes? To put it simply, they have an unusually high rate of failure under normal operating conditions. Deterioration linked to chlorine water additives has been linked to the failures, however customers on private water supplies have reported many problems.

Congrats!!  Posts like these are one of many things that motivates me.  Even if I have a loooooonnnnggg way to go eventually there's a finish line.  Sounds like a long long vacation very well deserved ahead.

First, I would like to say I apologize for the late reply.  Company housing decided to relocate me to a new apartment which appears to be a Wifi blackhole at the moment. I'm hoping things are resolved by Monday.

@Leisa Richardson I would love to take you up on that offer.  But, unfortunately, I'm currently working in Kuwait at the moment.  In my situation, I felt to achieve my goals in buy and hold properties were more reachable working over here.  I do have a colleague in the area.  He is a long time friend and real estate agent.  My boots on the ground.  If you would like to meet with him, let me know.  Hopefully, he will join the site in the near future.

@Ayodeji Kuponiyi Thanks for the welcome.  I've read that many times that education is the key.  I've been reading the blogs, going through multiple podcast, purchased a few books, etc.  I'm so tired of my current job that I actually spend more time at work focusing on my craft of buy and hold lol.  Motivation is my key and I have that for sure lol.

@Paul Timmins Thanks Paul, I appreciate it.  Whenever i return home for a visit, I plan to attend a few investor meetings.  Hopefully, I can get my counterpart to attend and get me in the know.  

In the near future I will post my numbers from my first investment this past December.  I think I could have done better but I want opinions.  Thanks again for the replies.

My name is Darryl Pitchford. I have been lurking through the site for the last couple of years and have found so much useful information. I own two SFH rentals (townhouses) in Virginia (Hampton Roads area). My former primary residence prior to working overseas (unplanned rental that is underwater) and my first actual investment property purchased in December 2015. I have been wanting to acquire additional properties for quite some time but I find it just a tad bit more difficult searching from overseas. I am primarily interested in SF homes to buy and hold at the moment. I am always on the lookout in the Chesapeake/Virginia Beach area. I also have relatives in the Greensboro,NC and Philadelphia region (born and raised) and have been seriously considering trying to jump into the market there as well. Any current BPers in these areas who are willing to discuss the rental market prospects would be greatly appreciated. Looking forward to learning a lot more from this site!
